A-01Phases
Phases
Every home project, large or small, moves through the same five phases. Here is what to think about in each.
Decide what you want to change and why.
Questions to ask
- What problem am I solving: space, wear, safety, comfort or looks?
- Which parts are must-haves and which are nice-to-haves?
- Do I own the home, or do I need permission?
Keep in the folder
Photos, a rough sketch, a list of must-haves.
Turn the idea into a written plan with a budget that has some room in it.
Questions to ask
- Have I written a scope of work in plain sentences?
- What do I expect to pay for materials, labor and soft costs?
- Which permits might apply? Who in my area can confirm?
Keep in the folder
Scope-of-work checklist, budget sheet, notes from the building department.
Collect written estimates for the same scope and compare them line by line.
Questions to ask
- Do all estimates cover the same tasks and materials?
- What is excluded, and who pays for it if it comes up?
- Are license and insurance details shown and checked?
Keep in the folder
Written estimates, license numbers, proof of insurance.
Keep work and payments moving in step, and write down changes.
Questions to ask
- Are payments tied to completed stages?
- Were inspections scheduled and passed?
- Has every change been written down with its cost and time?
Keep in the folder
Signed agreement, permit copies, change records, photos.
Close the project with a walk-through and keep a folder of what was done.
Questions to ask
- Is there a written list of remaining items?
- Do I have warranties, manuals and product details?
- When will I check the work again?
Keep in the folder
Warranties, manuals, final sign-off, maintenance reminders.
