Contractor red flags and how to check before you sign

Most contractors are legitimate. A few simple checks help you tell the difference before any money changes hands.

5.1Warning signs worth noticing

  • Pressure to sign or pay today.
  • A request for a large payment up front, or for cash only.
  • No written estimate or agreement.
  • Door-to-door offers after a storm, with no way to verify who they are.
  • Reluctance to share a license number, insurance details or references.

5.2Checks to make

  • Look up the license, if your state requires one, with the state licensing board.
  • Ask for proof of liability insurance and, if employees will work on site, workers’ compensation.
  • Search the business name with your state attorney general or consumer protection office and with local review sources.
  • Ask for references from recent jobs similar to yours.

5.3Payments

Rules on deposits and payment schedules differ by state. A common approach is to tie payments to stages of completed work rather than paying everything early. Ask your state consumer protection office what applies to you.

5.4If something goes wrong

Keep every written document, photo and message. Contact the contractor in writing first. If that does not help, your state licensing board, attorney general or local consumer protection office can explain options. This site cannot give legal advice.
